Our Senior Land Agent will negotiate, prepare and secure agreements with landowners and private owners to permit the construction of facilities. In addition to preparing and submitting applications for permits, licenses, bonds and inspecting properties.

What you will do:

• Negotiate and secure legal land agreements with affected landowners, whether they are private owners, corporations or government agencies to permit the construction of facilities
• Negotiate, prepare and secure binding agreements (rights-of-way, leases, grants, fee purchases) etc. with property owners
• Perform title research and investigations
• Identify ownership of surface and subsurface real estate interests for affected properties
• Acts as a liaison between landowner and company
• Inspects property and uses public information and comparable real estate information to determine value
• Prepare and submit applications for various permits, licenses, and bonds (road/railroad crossings, driveway permits, building permits, etc.)
• Investigate damage claims, assess damages and negotiate settlements
• Interpret, create and carryout land, leasehold or easements rights
• Coordinates efforts with input from inside and outside legal counsel
• Coordinates procurement of outside land services as needed, through the preparation of RFP’s, analysis of proposals and awarding of contracts
• Coordinates efforts of contract land agents on various projects as applicable
• Manage project land budges and prepare regular reports on financial progress

Who you are:

You have:

• 5+ years of relevant experience along with a bachelors degree. A combination of education and demonstrated experience may be accepted in lieu of a bachelors degree
• Working knowledge of pipeline construction practices, industry terminology, gas industry codes and regulatory requirements: natural gas distribution, transmission, operations, and maintenance; mapping, risk and compliance systems.
• A valid driver’s license that will be verified upon hire
• Knowledge of agriculture and forestry practices, federal, state, and local laws concerning laws of descent, property rights, eminent domain, and real estate appraisals.

You can:

• Show knowledge of probate, contract and real estate laws while being proficient in all aspects of land management
• Complete title searches for determining oil, gas, mineral, surface, and sub-surface rights in addition to preparing reports, letters, memos and maintaining documentation
• Manage multiple projects, interpret maps, plats, blueprints, plans and surveys while being able to plan, organize and work independently
• Identify solutions to resolve conflicts and offer knowledge of courthouse record keeping at the county level

You are:

• An excellent written and verbal communicator who can speak persuasively and develop rapport with internal and external customers
• Skilled in negotiations to assist in developing leasing and land agreement strategies while also being showing proven bargaining and negotiation experience
• Proficient in operating computers and office software in addition to performing calculations and land valuations

Working Conditions:

• Work performed in typical office environment 40% of the time however travel is 60% of the time

Physical Requirements include but are not limited to:

Grasping, kneeling, light – moderate lifting (objects up to 20 pounds), reaching above shoulder, repetitive motion, typing, sitting, standing, visual requirement (able to see screens, detect color coding, read fine print), hearing requirement and the ability to sit at a computer for long periods of time.
