Our Client is seeking a Project Manager for our location in Columbus, NE! This individual will be main point of contact for projects/ on-demand works across Midwest sites.

This position is on 1st Shift, Monday-Friday with compensation depending on experience!

Responsibilities:

  • Track and report on project portfolio performance, providing a real-time, comprehensive, and prioritized view of all projects.
  • Participates in the development of Projects that may consist of a variety of innovation challenges including brand-led innovation, new business creation, new products, and strategic whitespace development.
  • Monitor Project overhead and capital expenses to ensure achievement of cost efficiency and acting to correct any adverse variances.
  • Contributes to overall profitability by monitoring all areas of Project expenditure and reporting on performance against variations.
  • Assist Innovation Managers incorporate strategies for cost efficiencies within their business case and project design.
  • Share lessons learned and best practices across programs.
  • Assist and advise Project Sponsors, Innovation Managers, and teams to the best use of project management disciplines and approaches within a fast-paced, high-tech environment.
  • Develop positive relationships with Project Sponsors.
  • Contributes to the flow of communication within the team, by actively participating in team meetings.
  • Prepares and submits reports as required.
  • Ensures familiarity and compliance with all policies and processes.
  • Performs other such roles and duties as may be reasonably required by Manager or by any other representative of the Employer designated from time to time by the Employer.
  • Develop Scope of Work and implement the work procedures including performance measures to ensure simplification and accuracy of work methods and reliability of systems.
  • Implement continuous quality improvement practices, ensuring initiatives are adhered to maximize the benefits to client accounts, and audit all internal management systems for quality assurance.
  • Ensure all Financial and Procurement requirements are completed in a timely and accurate manner.
  • Implement Operational Documented Procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems.
  • Lead Incident Post-mortem with comprehensive Root Cause Analysis and drive Corrective and Preventive Action plans.
  • Interface directly with clients to identify and analyze critical needs, define problems, and develop specifications for solution process.
  • Plan and execute transformation and innovation projects focused on new technology development, evaluation, and application to both existing and emerging risks.
  • Drive continuous quality improvement practices across the region, ensuring initiatives to maximize the benefits to client accounts.
  • Communicating efficiently to keep the Client and management team informed of any elevated risks or events, as necessary.
  • Revenue generation through On Demand budget pipeline, convert into PO, tracking and delivery of the project as per safety, quality, and timelines. On demand projects are CSR, BU & Ops capital.
  • Strictly ensure following client safety guidelines and implement in all general building maintenance and projects.
  • Handling of high risk F5 classified projects as per client EHS guidelines.
  • Sound knowledge in general building operations and maintenance (Civil interiors, carpentry, plumbing and CM)
  • Effective quarterly plan on baseline spend to ensure smooth building operations.

Risk Management

  • Implement risk management program (risk register) which identifies major structural risks including occupational health and safety, fire safety and essential services and environmental w.r.t to structural and civil related.
  • Ensure data integrity of all information and comply with the global dashboard and audit process periodically.

Procurement and Vendor Management

  • Review Scope of Work for reliability improvement projects, incorporating feasibility, cost and risk assessment, and coordinate with Procurement for commercial due diligence.
  • Review site verifications, SoW clarification and technical assessment, and ensure process flow in accordance with supplier engagement guidelines and commercial process.
  • Review Purchase Order Requests, stakeholder approvals, ensuring timely billing or invoicing and closure.
  • Review contractor performance management programs in accordance to defined CPI/KPI deliverables.

Customer Service / Client Relationships:

  • Evaluate service response time (TAT) and analyze service request trends and suggestions.
  • Ensure feedback from client sessions is recorded and action taken to the satisfaction of the end user.
  • Pro-actively develop and manage client or business unit relationships ensuring that the expected service levels are achieved.
  • Lead by example and groom the team in achieving maximum client satisfaction level.

Reporting:

  • Ensure delivery of meaningful inputs across the functional in the development of monthly management reports.
  • Ensure data integrity and accuracy of all information reported associated with Project progress updates, closure and other imperative updates.
  • Update JLL dashboards and all reports and other relevant data is regularly updated.

Training:

  • Ensure the team is well trained on project management policies, procedures and systems. Work closely with the JLL Management team to devise new and innovative methods of learning built around skill development, leadership and succession planning.

Leadership / Staff Management:

  • Develop and sustain a high-quality well motivated team.
  • Develop proactive behaviors in the team to identify and address issues / gaps / findings without waiting for direction.
  • Time to time, assess resource requirements according to the volume of the projects and present a business case for resource adjustments with facts and valid justifications.
  • Actively encourage an environment that supports teamwork, co-operation, inclusion and performance excellence.
  • Coach for the team ensuring high staff morale, trust and work ethics.

ABOUT YOU

  • Bachelor’s degree in civil engineering and Master’s in construction management or equivalent from an accredited institution.
  • Work experience - 8to 15 years’ direct Project Management experience delivering multiple projects in a commercial and corporate fit-out office environment, construction areas, roof, roads, structures, tanks, piping systems, water projects etc.
  • In-depth technical knowledge in construction, project planning, Quality Control, safety, Design principles, etc.,
  • Interpersonal skills with a strong client focus.
  • Team Leader with line management skills and the ability to delegate.
  • Experienced in performance-based service contracts and vendor management.
  • To meet tight deadlines and work efficiently and collaboratively as part of a team to solve problems with professionalism and service focused approach.
  • Proficient with Word, Excel & Power Point and have a keen interest in technology.
  • Adaptable to work to requests and projects that may vary from day to day.
  • Ability to regularly communicate analyzed data to client and team to achieve project goals.
